Planning drawings sometimes show a boundary line, though there is no legal requirement for boundary lines to be placed on planning drawings. You should be sceptical if boundary lines are shown on these plans because it is not the purpose of such plan to show boundaries.

As we mentioned before planning drwings have no need to show a boundary line and you should question plans that do actually contain these lines and there could be a possibilty the the plans have been drawn up by someone who is not an expert in matters relating to boundary line matters. But if the plans do show fences in an accurate position and hedges as well, then when it comes to analying the boundary line this plan will provide some very useful evidence.
When investyigating a boundary line and faced with the lack of any documentation for evidence of the lines we will often speak to local residnets from previous years and ask them for their recollection of previous owners and where they used to have the line, this is of course only viable if the resident has lived locally for many many years. They can give us vital information regarding two properties that are in dispute, they could recall which neighbour placed a fence on the disputed land or dug up the land and placed a hedge along what they thought was their boundary line, if they have the information we can easily say that it is client A or client B or is at fault and their hedge or fence or erection is the cause of the fault and it is this that needs moving to put everything back in order.
There are other ways of finding boundary lines for properties in residential areas and this method is best if there are a lot of similar properties. We check for patterns along streets, asking people who live at the properties asking who is responsible for fences on different sides of the properties, we can also make a visual assessment of fences in other houses that are located on the street in question, if all properties are facing the same way then we can usually determine that the person who has the responsibility is the person facing the rear of the fence.
